Introducing the RIA Chrome extension – your trusted co-pilot for streamlining rental property investment. Seamlessly gathering data from Zillow listings, this powerful tool not only saves vital information but also crunches the numbers to provide invaluable financial insights. With RIA, comparing and selecting the perfect investment property has never been easier.

To start the extension, open the popup page by clicking the extension icon in the Chrome browser. Click on the 'Start Automated Data Collection' button. You can open the popup page anytime and click 'Stop Automated Data Collection' to stop automated data collection. As a co-pilot, it performs some actions like 'click', 'scroll', as user would do when searching for a property in Zillow. Stats of property information collection can be viewed in the popup page, i.e. by clicking the extension icon in the Chrome browser. When you are not actively collecting data please click 'Stop Automated Data Collection' so that your normal browsing of Zillow is not affected. The co-pilot stores the information for you in a server. All controls and settings of the extension can be found on the Settings Page. The analysis detail is shown in list view. You can also delve deeper into a property by clicking the 'detailed analysis' link in the analysis page. The detailed analysis view shows various financial metrics. You can control the assumptions and rates by changing the settings in the Settings Page.

Popup page

The popup page is the landing page of the extension. It provides control for starting and stopping automated data collection. It also provides navigation links to the list view of analyzed properties page, i.e.Analysis Page. Finally it shows the overall stats of how many properties have been analyzed. It shows stats of data collected in last 3 days. An automatic garbage collection cleans locally stored data to ensure browser interactions are fast. Hence stats may not show full information of data collected. You can check all the data in Analysis Page.

Analysis Page

Analysis Page shows a table with the following columns. To delve into the detail, click the 'Detailed Analysis' link. The address is linked with the URL, redirecting to property site it was collected from.

Detail Analysis Of A Property

This page shows detailed analysis of a property. At the top, it shows property information and basic assumptions made while calculating various metrics. You can always change these parameters in popup.html. This page shows three tables as follows:

1. Summary table: This contains Gross Rent Multiplier (GRM), Internal Rate of Return (IRR), Net Present Value (NPV), Final proceed (after deducting mortgage and brokerage).
2. Comparison of NPV and cash flow with Bond and S&P 500 investment.
3. Detailed breakdown of cash flow for each year of the investment.

Settings Page

Settings Page shows default values of various parameters necessary for investment related financial analysis. You can change these default values to suit yourself. Change of the parameter doesn't invalidate the collected data. Just open the analysis page again after your change, and the analysis page will be generated based on the changed setting.

What is coming next?

• Present version takes default value of growth for the entire USA, which is very far from real situation. In future versions, the plan is to use more dynamic location based default.
• Present version can't differentiate new houses, well-maintained old houses, and poorly-maintained houses. In future versions, the plan is to include the cost of repair to make it well-maintained and also adjust maintenance cost asked on the age of the house.

Definitions:

• Net Present Value (NPV): How much an investment is worth throughout its lifetime, discounted to today's value.
• Net Operating Income (NOI): How much money you make from the investment property. It is calculated by taking total income and then subtracting operating expenses. This does not include mortgage payments as those are not considered operating expenses.
• Capitalization Rate (Cap Rate): It’s the ratio between the amount of income produced by a property to the original capital invested. It shows the percentage of the investment’s value that’s profit. Internal Rate of Return (IRR)
• Internal Rate of Return (IRR): This estimates the return of value of each dollar invested over its holding period. It’s the rate of growth that a property has the potential to generate. The calculation goes beyond net operating income and purchase price to estimate long-term yield.
• Cash Flow: Net cash left at the end of the year after you’ve received your rents and paid your expenses. This includes mortgage EMI, potential fund for maintainable etc. It does not deduct taxable depreciation.
• Cash on Cash Return: The total return on the money invested in your real estate investment.
• Gross Rent Multiplier (GRM): GRM is calculated by dividing the property’s price by its gross rental income.

FAQs:

I searched a zillow page, but nothing happened!

Please open the popup page by clicking the extension icon in the Chrome browser. Please check that agreement consent is given and the 'Start Automated Data Collection' is clicked. After click the button liable will change to 'Stop Automated Data Collection'. Hence, if it shows 'Stop Automated Data Collection' then you are all set. The number of property information collected is shown there. Some time page load takes time hence go back to zillow and scroll the page or reload the page

I opened a zillow search page and looks like automated click and scroll happening!

It is normal. Zillow search page doesn't have all detail needed for the analysis. Hence, the extension is opening detail page for each property card and collecting information for you. If you want to stop please open the popup page by clicking the extension icon in the Chrome browser and then click 'Stop Automated Data Collection'.

Is it a data scraper?

No it is not built as a data scraper. It is built as co-pilot to help investors analyze data that they would typically view by browsing Zillow. As a co-pilot it does some automation to help user navigate 10s of properties in an area, but it also has checks to disallow collection of thousands of property detail.
